Residents Push for Enhanced Setback Rule Enforcement in Chennai
Chennai residents are calling for stricter enforcement of setback regulations as numerous complaints surface regarding violations under the Tamil Nadu Combined Development and Building Rules (TNCDBR), 2019. Complaints, such as those from Adyar, Velachery, and Kolathur, highlight buildings encroaching on mandated spaces, causing safety and aesthetic concerns.
Architects recommend stage-wise monitoring during construction, suggesting quality checks and documentation throughout the process to ensure compliance. Despite CMDA’s delegation of monitoring to local bodies, residents argue political pressures often hinder strict enforcement. The Greater Chennai Corporation emphasizes that completion certificates, essential for utilities, are only issued post-compliance verification.
